Q: What planning permission do I need for modular buildings?
A: Full planning permission is required in the normal way. We are pleased to offer planning advice to customers.
Q: Do your modular buildings meet UK building regulations?
A: Yes, all of our buildings conform to current UK Building Regulations.
Q: What length of time can lease your modular buildings for?
A: The usual time period is seven years for a commercial client and up to 25 years for a public sector client.
Q: Who will actually own the buildings?
A: Our light steel-frame buildings are purchased, and therefore owned, by the customer, whereas our relocatable modular buildings are provided on longer-term operational lease, with ownership retained by ourselves. We can of course provide traditional finance and outright purchase on these buildings too.
Q: What kind of foundations do the modular buildings require?
A: Our modular buildings require only basic concrete pad bases, for levelling purposes only, whilst our light steel-frame buildings require full concrete foundations in accordance with project specifications.
Q: How quickly could I have a modular building finished and ready for use on site?
A: It takes about eight weeks to finish a modular building of 250 SQM from time of order, subject to the type, size and complexity of building and a project’s particular circumstances. Obviously our factory manufactured kliving spaces and care pods can be as little as three days.
Q: Do we have to connect the necessary utilities ourselves?
A: We can arrange link-up to utilities as part of the installation process.
Q: Can the buildings be moved around my site or relocated elsewhere?
A: Yes, subject to re-installation / relocation costs.
Q: What level of maintenance do these modular buildings require?
A: Our modular buildings are low-maintenance. Customers opting for longer-term operational leases benefit from a full maintenance package.
Q: Where have these modular buildings already been used and for what purposes?
A: These modular buildings have been used across a broad spectrum of temporary and longer-term needs, including for school extensions, libraries, student accommodation, as hotels, offices and for housing.

Carepods are designed as a modular system of interlocking units that are pre-fabricated in a controlled environment, then transported to site for assembly This avoids the risk of on-site delays and damage from rain and frost, which can occur with traditional on-site construction The modular route is flexible, fast, cost-effective and high-quality
Carepods are built with innovative, eco-friendly materials and components – like electric underfloor heating – that deliver energy efficiency, low running costs and comfortable living Wall, floor and roof sections utilise composite Structural Insulated Panels (SIPs) for rigidity, strength and thermal efficiency All external windows and doors – including panoramic bi-folds, where specified – conform
Whether your ground is heavy clay, prone to water-logging, or on a slope, we can use the best foundation option to suit – without the need for the time-consuming, deep excavation that’s required for traditional brick buildings Carepods are relatively lightweight and can very often be mounted onto galvanised steel and concrete foundations that provide
